Completion or acknowledgement of the Rental Agreement confirms that all persons have read and understood the terms of conditions posted on the website at time of booking. Guests agree to abide by all Windsor Hills Condominium Association rules. Guests will not assign this agreement or sublet any portion of the premises.
Please visit our website to obtain a quote and secure your dates directly or simply email us to check that your desired dates are available. You will be asked to acknowledge our online Rental Agreement form. Then we will collect the deposit amount to secure your dates. If booking is less than 60 days before your arrival then full payment will be collected at the time of booking. All reservations must be paid in full 60 days prior to the date of arrival or they are subject to cancellation without notice. No reservation is confirmed until the booking deposit is paid.
No claim can be made on the owners or managing agents for accidents, loss or injury (however caused). We strongly advise an all inclusive holiday insurance coverage. The owners or agents do not accept any liability or responsibility for any injury caused as a result of the use of our property, pool, or clubhouse. It is the responsibility of an adult member of the party, to ensure that children are always properly supervised when in the pool area. Children are not permitted in the pool, spa or pool area unattended. Posted pool rules must be adhered to while in the pool area.
The rental charge is up to 8 guests. NO PETS and NO SMOKING ARE ALLOWED. The charge includes electricity, water, air conditioning, refuse collection, cable TV service, pool heat during October to April and spa heat, and the use of linens and towels. Internet access, local and long distance calls to USA, Canada and Puerto Rico numbers only are complementary service. International calls are not included in the rental charge and any international calls placed during the rental period will be charged to the guest at a rate of $0.26 USD per minute. The base rental charge does not include all Florida taxes. A thorough cleaning of the property will be carried out before and after occupancy. The Rental will incur a cleaning charge of $135 USD. It is expected that you will leave the property in a reasonably clean and orderly condition. Excessive dirt or work for the cleaning team will result in a charge to you. Security deposit: A refundable security deposit of $250 USD must be in place for all reservations to cover extra accommodation costs or loss or damage to the rental property in excess of normal wear and tear during the period of the rental. The property should be left clean and undamaged. Extra Charges: Check out time is 10:00 AM on the morning of departure. There is a charge for late checkout of $50.00. Guests will be charged (from security deposit) for any damage, loss, or breakage in the villa or on the premises during your stay, including stolen items. The property will be inspected both before and after occupancy.
The Guest making the reservations must be 25 years of age or older and must occupy the rental property the entire term of the reservation. We will not allow any extra guests staying in the villa beyond the allowed amount.
In the event of unforeseen circumstances, cancellation must be notified in writing (email or mail) by the party leader whose names appear on the booking form. Cancellation may incur charges according to the cancellation policy.
Cancellation Policy: For a full refund (less a $50 processing fee), cancellations must be made 60 days prior to the scheduled arrival date. 50% of the deposit withheld if the reservation is cancelled within 30 - 59 days of arrival. No refunds for cancellations made less than 30 days prior to the scheduled arrival date. If the balance of payment is not received within 60 days prior to arrival, the owners reserve the right to cancel the bookings without any refund. No refunds for early departure.
We the homeowners or agents do not accept responsibility for any loss of personal items while staying in the property or after departure. It is your responsibility to take out the appropriate insurance to cover all aspects of your trip and to ensure that passports, visas, and other documents are in order. Keeping valuables in the house is at your own risk, we accept no responsibility for lost or stolen property. A great deal of care has been taken to ensure the accuracy of information we have provided. However, facilities and services may not be open or available due to renovation/maintenance works, adverse weather, or damage caused by a previous guest, that we have not had time to remedy before your arrival, etc. Where we are aware that a facility or service advertised in the information provided will not be available during the period of your stay, we will take steps, wherever possible, to notify you prior to travel. Some furnishings may also differ to that advertised. We trust you will treat our villa with respect and that you will be respectful to other guests. All reservation of the resort accommodations and the use and occupancy of such accommodations shall be governed by the laws of the State of Florida.
